Relatively low government intervention, relatively low cost of government a highly educated workforce with several world class universities.  

I understand there may be some more management intervention and some extra administrative duties, but the cash flow seems great.  

Without any kind of operating agreement, hopefully you have Something documenting your agreement, your partner owns 50%, there seems to be no mtg on the property to you, and without some legal intervention it seems he'll be entitled to 50% of any sales proceeds.  

I have had mold in 2 of my properties and have found that sometimes it is just surface mold that can be removed and dry wall replaced, sometimes it requires more intervention.
