Hosts that want to make a decent profit get a little skin in the game, and if that means paying a bit for real data so they aren't coming back on this forum in a year asking how to save their STR, then that is what it takes.

Study after study have shown that default rates skyrocket when the borrower/guarantor doesn't have adequate skin in the game.

They will usually have a loan to cost ratio and make sure you have skin in the game as well as experience or partner with someone with it.

And we all know that "skin in the game" money results in a huge equity multiple for any GP (otherwise why do the deal?)

Obviously my dad was the one with all the skin in the game but i knew I had a learning opportunity.
