If the agent is working for a RE broker I would be writing that broker..

But I don’t divert funds into RE because I want a well diversified portfolio that has equities and RE plus cash and other assets.

One thing I wish I knew starting out was the true overhead of running a RE business it can be pricey if you don't run your numbers right.

Get an attorney and get these losers out then hire a property manager to properly vet any future tenants! 

If you sell, you could access the equity you’ve built and put it toward other investments or save for a future down payment.

Unfortunately NY requires a RE license to wholesale in the state.

Writing this post to introduce myself in the community!

Just did a forum search for Buy Box criteria as I am in the process of trying to put together a worksheet I can use for future REI deals and came across this post.

Sometimes I wonder if people just feel better about themselves to spend all those nights and weekends on real estate when, realistically speaking, they would have earned just as good a return (or pretty close to it) by investing in a stock market index fund and had way more free time in life  I realize my premise here is antithetical to the whole notion of BiggerPockets so of course bigger pockets hates me writing this, as do all real estate agents and property managers, but it’s the truth and everyone needs to think about it

To remedy this for next time I am in the process of creating a design board that can be used as a base for future flips.
