Nevada is considering not letting landlords consider previous failures to pay rent in selecting tenants  no late fees for 3 days, capped at 5%  hand delivered pay or quit by a constable and the pay to stay doesn’t have to include any late fees, just past due rent  Just change the name from Nevada to Eastern California already  Nevada law prohibits property owners from refusing to rent to someone based on factors such as race, religion and familial status.

I've originally been looking at primarily markets in the Midwest where i am locally, however i am now looking into central south, south eastern regions just because of more buying power and market growth.Not to say there are not strong markets in the Midwest.

I’m in the Stark County area in Canton, Ohio and I was wondering if there is anybody in the the North Eastern Ohio area that could tell me what they expect to cash flow with the mortgage included into the expenses.

The one thing you might try is talking with a local lender like a regional bank or credit union and ask about portfolio products.Around here (Plymouth County) I'd talk with Rockland Trust, Eastern Bank, East Boston Savings Bank, Bridgewater Savings Bank and others like them.

That being said, I am also actively looking in the following areas: West side, and either eastern or western heights.

I live in a western province and own rentals in an eastern province.

Eastern PA, NJ, MD, DC, Nva, and DE.
