Hey Alex! I'm all Oklahoma hands down. It's easy for me to say because I live, work and LOVE it here, but I've also seen hundreds of investors come here in just the last year. 

Entry points are good, you can get into a property at 60k and generally, you're looking at 8% rates of return. 

Also, it's just a place that puts peace of mind into your portfolio. When other markets saw big dips in the last recession, we saw maybe 6% decline in properties. Forbes actually called us recession proof.
