You simply Invoice your clients your agreed upon %.Property managers pay the cleaners and staff and invoice the owners.

Make sure to keep receipts/invoices of repairs or payments you have made to help with taxes. 

So he thinks "oh dang, cold calling WORKS, I will teach people how to do it".  

If she asks again, tell her you will only allow it if she pays for it, she has it professionally installed and shows you the invoice, and if it stays with the house when she leaves.Get it in writing.
