When you have a clear definition of the tenant base, you gain clarity on which strategies to pursue and can provide a better product to the market, which tends to improve one's odds of success. 

Maybe worth having an appraisal to bring some clarity to that if you're still on the fence.

But for clarity, when you ask about "rehab/flipping" software, what exactly are you referring to? 

As everyone has said, more clarity would help, however I am always on the side of own and then sell later or rent it out later.

I have read the very helpful BP posts from @MikeHartzog @DionDePaoli and @DaveVanHorn and others to get familiar with the process, but now that I'm executing a transaction I find that I need clarity/guidance about a couple of the next steps .

Get sales and rent comps to stop the guess work and gain clarity.
