In your experience can he do that?

Can he legally pay himself for rent he failed to collect with security deposit money that is owed to me at closing?  

Can he do an equity line or cash our refi, take some of the cash and put it into a property with you?

Can he evict me because I have >2 guest staying in my trailer?

Can he get this property?

my other thought was when the OP said he could not afford to give her another ( what would amount ) to a small advance.. how can he afford to payoff the mortgage ? 

Can he / we NOT publicly advertise but privately discuss raising private money without the risk and liabilities of the SEC stepping in or whatever else the regulations require of official Syndication work?

Can he use 1031 exchange!

Can he do seller financing on a part of the purchase and still do the 1031 with the cash received?

Can he be held responsible for any damage to cars??
