People hate moving, so unless you're at the very low end of the market, it's highly unlikely someone will want to move every 1-6 months because of something that wouldn't have had them or you trying to get out of a 12-month lease anyways (relocation, breakup/divorce, job loss, non-payment, damage, etc.).

Going to ramble here, so no specific order.1. you need to decide if you want to keep just the one tenant and if the tenant can afford it or will there be a new tenant.2. the tenant that left may not want to talk to you because of their whole break up

My point is that there is no way to guarentee a tenant doesn't lose their job, get downsized, go to jail, break up with their significant other etc...

I understand you can remove just the upper 3 feet of concrete and then just break up or drill large holes in the bottom and bury it.
