My understanding is that she can sign a quit claim deed once we close on the home 9-12 months from now to remove her name from the deed;  But what if we break up before then? 

@Joel Owens What do you think of breakup clauses during CUP/ variance DD periods?

She is looking to sell her home asap due to a bad break up.

People hate moving, so unless you're at the very low end of the market, it's highly unlikely someone will want to move every 1-6 months because of something that wouldn't have had them or you trying to get out of a 12-month lease anyways (relocation, breakup/divorce, job loss, non-payment, damage, etc.).

Going to ramble here, so no specific order.1. you need to decide if you want to keep just the one tenant and if the tenant can afford it or will there be a new tenant.2. the tenant that left may not want to talk to you because of their whole break up. 

My point is that there is no way to guarentee a tenant doesn't lose their job, get downsized, go to jail, break up with their significant other etc...

I understand you can remove just the upper 3 feet of concrete and then just break up or drill large holes in the bottom and bury it.

Or if the platform let you break up a $1k note into $25 chunks for bulk resale, I might have a different opinion there too.

Figure out a way to break up the work; find partners, etc.  

You can break up with one and pick another, but they don't want you to have multiple at once.
