New Construction Home Purchase

I'm looking at purchasing a new construction home.  The builder is running a promotion that provides a substantial upgrade credit. My girlfriend qualifies for (employment based) but not me.  The builder said to receive the credit I would need her on the purchase agreement. Note: The mortgage is only in my name.

 I therefore have a couple questions:

1. My understanding is that she can sign a quit claim deed once we close on the home 9-12 months from now to remove her name from the deed;  But what if we break up before then? 

2. What's her liability if I die while the home is being constructed? Is only my deposit gone but she has no real liability?
