In the Cape Coral market, rents have increased so fast that some estimates are easily 30% under market.

Particularly interested in investing in Columbus, Ohio and Tokyo or Fukuoka, Japan.Recently read a few books including Rich Dad, Poor Dad and Bigger Pocket's The Book on Rental Property Investing. and as a result have been looking more seriously into it.Although investing in the US seems pretty straight forward (especially as an American and with all the resources available), investing in Japan as a foreigner seems to be a bit tricky and not so black and white. 

Words are weapons, contrary opinions and words cause physical and mental abuse that should be responded to with force, need authority to step in to solve problems, everyone needs protection, trust emotions over reason, avoid bad experiences at all costs, the world is black and white battle between good people and evil people (there is no middle ground), etc.

DIY on a house with no equity may end up with black suits visiting your house, especially if seller is elderly or protected person. 

@Ryan DoriDid you know that Cape Coral is somewhere on the top 5 list of places nationwide that lost value, about 4.4% from last year?  

Might be able to find an exception somewhere (might have to reduce LTV/value by amount), but typically pretty black and white for DSCR regarding no rehab needed

I do not know the market but i have seen a few properties in Cape Coral and Lehigh Acres (single family and duplexes).
