Account Closed thank you i will do that, im trying to figure out what would be a good benchmark to go against for example, should the property i purchase be 10 to 20% below market value, should i buy short sales or foreclosures than rehab them refinance them than rent them out etc. something of that sort of line.

I know San Jose is expensive but if you can find a decent rental in one of the inland markets that throws off some good cashflow, that might be a much easier property to manage and it can pay for your 2-3 week ski vacation in Utah each year.If you do decide to buy in the SLC area, Jordy Clark with KW Benchmark is great to work with.Have fun!

@John Heffner, While the 2% and now 1% thing that are supposedly rules are good benchmarks I'd encourage you as you move forward in your search to dig a little deeper into the true ROI of your properties.
