So if these 2 factors are fairly similar to some other businesses or investment strategies, #1 They highlight their best successes, #2 they use primarily debt to buy property, then there is really no reason to hate a guru program, unless you also hate the other persons or companies who behave the same way.

This tenant has been very well behaved and has been making timely payments, usually a week early, possibly because he's getting a great deal.Due to the fact that I am not financing the property and own it outright, this property would always cash flow until I am ready to refinance.  

They may be having a garage sale this weekend and I may go by and chat.

Read their body language and how they behave when they answer your questions.

The only reason you wont completely retire is because you will be having fun working your deals.

But thinking about it, house prices behave in positive correlation with interest rates when logically you would expect them to move in negative correlation.
