I currently have a 2 family with room to convert the garage into a studio.

Rents are super-high, so the chance to rent a private room for less than what your tenant would pay for their own studio or 1BR apartment would be attractive to potential tenants.However, you must figure out a way to qualify to rent the apartment yourself.  

I'm also in the LA area and looking for a real estate CPA (Studio City, CA area), and like Dutch have no idea about rates or fees (sorry for jacking your thread, Dutch!)

Maybe I can start flip some little studios to grow those 50k, partner with an investor in the beginning.

Considering everyone's feedback instead of renting by the room, I would either convert into a multi family or just knock down some walls to make the rooms bigger   Gotcha, this usually makes sense when 1bd/studios exceed $1500-2500/mo so rent by the bedroom is needed.

Problem is, the lenders my Realtor has done business with will not do a loan for a studio.

Property is a mixed use with 4500 ground floor commercial and 8 studio.

The ADU/in-law unit is a common set up in California, a downstairs unit set up like studio apartment or an ADU in the backyard.
