How long do you anticipate owning the property? 

We can actually use the other units anticipated rent in the income calculation as well.

I anticipate it will rent higher than what was originally estimated though.

We tried to place an offer on one but deal fell through, and another one had a lot more work than we anticipated so we pulled out.

Experience is what makes an agent valuable, anticipating issues that are outside the norm and knowing how to deal with them. 24 deals per year is proficient, after 100 deals you know what you are doing.

I opted for a more complicated approach which requires a developer and never ending modifications which I anticipated -- yet frustrating at times.
