As @Ryan Craig said its probably not worth the headache to force the issue. too many deal abound

Our property taxes are high and continue to skyrocket, prices have gone up quite a bit, and structural  issues with homes abound.  

While low/no money down financing claims abound, finding these deals from a legitimate vendor is easier said than done.

The reasons you can find a deal in RE abound - older owner is tired of managing the building, couple got divorced, somebody in financial distress, etc etc.

Population growing, jobs abound, and baby boomers flocking here to retire.  

there is no question lake county has always been a place that had great potential but never could quite get there.And there is reasons for that.right after the gold rush Clearlake area was quite popular as resorts.. mineral bath resorts abounded all around the area.. reason proximity to SF populations..

Waterfront properties (intracoastal waterway, inside the barrier islands) abound like nowhere else, and if that's your thing, make sure you have a boat readily available. 

CL has a strict policy against it and they are always implementing ways to block and removing users who violate the policy.There are services abound that you can pay to post for you, but I'm not sure how well they follow through.You could also roll your own solution :)

It takes a lot of research on a property and if you reduce someones leg work by doing a lot of it for them, you're likely to get repeat buyers and as a birddog, that's essential.The next thing is knowing what types of deals abound in your area and being the first to them.

I can tell you that I wouldn't recommend his REIA to people if I thought ill of him, and I have a very low tolerance for the scammers and BS artists that abound in RE investing.
