When I closed on the property, I put an ad on Craig's List and we did some minor cleaning, paint touch-ups, replaced all the light bulbs to LED, and replaced all the smoke/CO detectors and within 2 weeks, the place was rented.The property was listed at $116,900 and after negotiating, we settled on $114,000 with a home warranty.

Every turnover has required some touch up paint, Receipts are not required as most property management companies have a handyman to clean and do touch up.

We are at a place where the efficiency is complete (touchup clean-up, photos, listing, etc. to take place this weekend), but had our contractor over this morning to let us know the windows will be ready to be installed in 4-6 weeks.

Your tenant leaves after a year, you get in there and find dirty floors and carpet, have to touch up or new paint, various broken/damaged items. leaks under sinks ruining cabinets, etc...
