Hi All, im new to biggerPockets and currently in the process of research in hopes to purchase my first rental in Scranton or surrounding area.

I look at location, price compared to surrounding properties (to force appreciation quickly), desirability, path of progress, underlying fundamentals, etc.

In those cases, the taxes could redistribute from larger buildings to smaller buildings (4 units and below).I own a lot in Middletown and surrounding areas and would be happy to have a conversation with either of you if needed so you know how to play the game.

I’m always aware of my surroundings from a fight perspective.

You have to start surrounding yourself with people that are already doing what you're trying to do.

Target market is Davenport, IA and the surrounding area in Iowa due to my family being there and the businesses/colleges in the area.  

Lauderdale, Coral Springs, Sunrise, or any other surrounding areas.

But even with white appliances, new laminant counters, new vinyl tub surround, you are still likely at 10-12k/door.  

I wanted to clear one area surrounding price setting and contractors.
