I think @John Underwood and I who own lake front properties might be able to help get you a baseline nightly rate.

If the market is tough, I reduce the rent rate over the full 12-month term.

About 50/50 success rate. 

As another poster mentioned rates are lower than they've been in the previous 18+ months but unless some very surprising economic data comes out between now and when you did your refi it seems unlikely that rates are going up in the short term and there is at least a decent chance that rates drop a little more before then. 

My big question is around the occupancy rate.

Some guys I work with were getting 90% advance rates in Houston, but I think the banks are back to 70-80% now.

They're $99, rated 4.5 stars and I've never had a problem with one.

Whenever rates fall going to cash out refi again my Roger’s park 4 now getting close to 500k total profit off that one deal now. 

Interest rates doubled within a six month period of time and property sales almost completely stopped.
