That and the main charm of this place is the magnificent old casings, which would be hard to salvage in a gut.I've been trying for months to connect with a "drywall only" contractor, I've heard that those guys can really do it well, fast and cheap, as opposed to every contractor who kinda gets it done eventually.

There are lots of ways to delegate what tenants are responsible for, and whichever way you choose needs to be laid out in the lease.My tenants are responsible for yard maintenance, and it is explicitly laid out in the lease terms there is no confusion.
