The first thing you need to do is tighten up your lips.

We always remove the caulk when we see a shower weep hole covered.That's just for the shower pan and yes you should not caulk them as they let water trapped on the shower pan lip get out.

The general rental numbers look okay at first blush.

At first blush, the ARV looks a bit high to me, looking at the comps.  

However, the language in the contract said they would only consider it, but were paying me lip service right up until the closing date.  

Off first blush, those rents seem pretty good.
