That will also put you in a position to be misleading either the buyer or seller too, disclosure isn't just saying you're a licensee, it's also to provide the truth about the value you arrive at, you can't mislead an owner thinking it's worth less than it is nor to a buyer as being way overly stated.

I read that there's an advantage of getting an CA Finance Lender License because it would apply to a business entity as a whole rather than individual licensees.

As that becomes an activity of licensees in representation.You don't need an exclusive right to buy and sell the property, just an exclusive right to sell that property to your buyer.

I have had people ask how you can resolve being a licensee, etc because I often state an agent's job is to get the most for a seller.
