If you do opt to, I agree with @Drew Sygit - put a clause in your lease that they are as-is with no warranty or maintenance provided.

(big loss yes but compared to the upside, I dont know) but lets say it takes 9 months to build (leaving me 3 months left on my loan, which my lender due to covid has an extension clause) if I drew all the money at once my yearly interest would be approx. 180k)...Lets say there a supply issue and it hold me back 5 months over the year which costs me 15k a month.
