Frankly, if the internet had RE investors being active when I was there I'd see forums as a great place to take names and kick tail later.The only one who knows that officials are ever here would be Josh and he has mentioned before that we have govt. types here.So, birddogging or collecting fees on the side is something that you may think you're getting away with something, but the day isn't over yet.Not to make the slicksters paranoid, but one deal isn't something to spend time with, but allowing someone enough time, months perhaps, giving them more rope you might say could pay off.

Of course there are even better deals to be had down in the US but as Canadians we have to be cautious purchasing in the US---there are tax implications of course plus visiting or especially working on US properties as a Canadian can bring trouble...you can't even cut your own grass or change a lightbulb unless you want the IRS and Immigration on your tail!

Just saying, the insurance company has no obligation to bring their attorney in, they aren't saving your tail as much as they are theirs, up to the insured limits.

I'd say the best role of a mentor is the kick in the tail that many need, getting them past newbie paranoia, moving to act, getting involved and providing guidance and answers as situations pop up.Actually, my thoughts to education are along formal educational lines or settings such as classroom, seminars, even internet and one-on-one instruction.

They provide the banks but that makes sense to me since they are doing so many units if everyone did their own banking it would be a nightmare all around.Also, I suddenly had a couple of unexpected situations on my end in the middle of the transaction and they are working their tails off to counsel me and help me.
