Invest in a good, basic lease once and then add paragraphs specific to the property being rented (do they need to care for a lawn or shovel a walk?).

Heck I’m staring at a giant multi-level waterfall with an artificial lake full of ducks and geese as I write this. 

If not, I'd forget it other than anything that could be an obvious and not severe charge like mowing the lawn.

For example if you paid someone to mow the lawn at your rent property, that is an expense that can be deducted.Some cash expenses cannot be deducted immediately and must be expensed over time.

For a small lawn that might be $20 or $30 per month.

Instead of denying them, can we refer them directly over to the owner for them to sign a lease with the owner who is willing to effectively manage the contract, payment and relationship BUT would still want to retain us (albeit for a lower fee) to deliver ONLY guest and property care activities (guest communications, organizing cleaning, lawn and pool care etc). 

I've used Cory's Lawn Service for years and they've done a great job. 

Consider all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Time would be the biggest variable.Assuming the same repeatable services will have to be provided for STR & MTR, that are not provided for LTR, the costs may not be that different.Taking care of lawns, monitoring & paying utilities, taking calls, etc.Some services will be the same, but vary in frequency: cleanings, resupplying amenities, responding to inquiries, bookings, granting access, etc.

For lawn care, I do every other Monday around mid day.
