If it is a fannie/freddie loan, it does require 2 years of seasoning and a new appraisal.

It’s in pretty good shape at this point, rentable.I travel a lot for work, and a friend gave me the idea to do a short term rental as a one bedroom, locking all of my stuff in the other bedroom and office - I applied today and was denied because I don’t own both sides of my HPR, even though I have written permission from the owner of the other half….

I don't really have much to add to the discussion other than to say make sure the property you're interested in buying works both as a STR and a LTR.

As both an investor and a mortgage broker who has personally used both options, I can say there are benefits to each.It ultimately comes down to comparing the two side by side based on your specific situation.

This is the first time I've heard of such a thing as a land swap, especially between a municipality and a private entity.

The unit is within blocks of Harvard University and a billion other universities are within a few miles.

You could build a crazy amount of wealth and a great career doing that.

Just remember, it's a challenging journey that calls for commitment, determination, and a mindset that's open to growth.
