Hi Shaniqua,If everything pans out this sounds like a good deal for you but I would consider the following very carefully,1)  Why, if this property is assessed at 100K , Is the PP 15K? 

If the like kind properties that you've identified don't pan out to be racey enough after doing your due diligence, then turn on your blinker, get into the fast lane and buy what you really want.

Since there are no "employees" in the LLC, my understanding is that no EIN in needed, only a TIN, which would be my/our SS#'s.
