First thing is I do not order title until the seller sends me the soft collateral file to review - sometimes it has a lost note or some other deficiency that kills the deal right there, so why spend money.

Good point Brian, reserves depends largely on the circumsatnces of the properties and your ability tocover the expenses.For those who can qualify for bank financing and utilize the best rates in decades, keep in mind that three months PITI is not that soft of a cushion.
