or outsourcing to a property management company?

I would like to offer a service that allows investors to outsource the creating of excel based financial models along with PowerPoint pitchbooks. 

I'm not sure if I would want to do one myself given the amount of effort involved in keeping it functioning, but it is good to know about at least.Edit: Do you know how much it would cut into bottom lines to outsource the maintenance, such as hiring maids to come in every so often and tidy things up and such?

If they outsource that task to another company or individual then it is out of their control but they should still be communicating since "the person they contract with to handle these" is still a reflection on their company. 

Consider outsourcing that aspect if you do move forward in this direction.You also have to be good with people who are in emotional distress.Check you state laws to see if there are specific rules for dealing with people who are facing foreclosure.

If you really analyze your situation you'll find there are many options:  invest locally, even if in an expensive market (I currently live in San Diego and own a duplex there; looking to buy another this summer), invest out of state and use a PM, invest out of state without a PM and figure out what companies are out there you can outsource some of those services to at a fraction of the cost, become a money lender until, etc, etc.My point is, you can receive a lot of good advice from people who are successfully investing in RE, but their good advice may not always apply to your situation. 

I'm not big on outsource companies(listsource for example) that gets lists from my area because my area doesn't report all the proper information all the time.
