@Brent Coombs thanks yeah if they don't want to make repairs or drop price I intend on walking away but since this is my first deal wanted to ask because my wife tells me I can be a little harsh most the time lol.

If you know the area and expect to live there, I would strongly urge you to explore your local markets where the rents will be much higher, the tenant profile similar and will not have harsh winter weather beating your investments (roofs, furnaces, etc. are very expensive to replace).
