Hi Everyone,looking to independently rent two homes on 1 parcel of land.The issue I have is the water well serves both houses and electric usage is charged to one house.Wondering what suggestions anyone would have to split the electric charges.

You get an occasional strip club in a shopping mall, but mostly land values reflect the usage.

I would first have the real estate attorney research the property title, easements, and see if their is any written right of way usage documented first..find your title documents, abstract, whatever you have on your property,, download the property tax info on your and neighbors property, you should be able to get Ariel view of lot lines , markers, annotations, online from your county tax website to start with. 

But at the home, it's very hard to measure at all.All of us with WiFi routers in our homes or who have so call 'smart meters' to tell the power company the power usage for the month have MUCH bigger issues. 

However I am stumped on what water usage would roughly cost.

That said, I'm open to all constructive critique, and hopefully advice, opinions and feedback I get in this thread will actually help me to be more successful.I will, of course, post as much detail about the project as feasible, without risking giving away anything inappropriate about tenants, etc.

We've also used it to bill back for water usage.

In fact, I did some learnamication since your post and discovered that I don't really want RUBS at all.As you point out, RUBS (ratio utility billing system) is just a way of dividing up a bill *without* actually measuring individual usage.What I really want is sub-metering.I want to install some water meters and have somebody - maybe me - check on the usage each month and use that to divide up the bill.Potential issues:- Can I divide up the whole bill based on water usage, when the bill in fact includes water, garbage and sewer?
