I guess my post was adversarial towards investors in the colder climates and well deserving of that response.It's just with: vacancies, repairs, and all of the other issues that arrive on us all, why not eliminate the need for a furnace?

My husband and I plan to travel every summer to cooler climates lol, in our RV, so we'd like something that we could rent out during the summer through a property management company, while we travel.

We will be in a warm weather climate - Arizona - so no snow. 

I'm having a hard time figuring out what the best decision is to maximize my ROI and make the best decision with this economic climate, either raise the house or buy another BRRRR property.

In regards to the number per rentable square foot, are your units climate controlled or not?

Hopefully, if you buy right you may even have some residual equity post your renovation on your FHA Multi Family, you can even consider using some of your equity in a equity line position play or you experience enough growth coupled with the equity that you can refi to a conventional 15, reduce your interest responsibility, get a more favorable rate and climate your PMI, this is a little more complex and requires an intricate series of ballot steps to achieve the ultimate outcome, but very doable.Much luck with your accession and renovation.

In this market/climate with people struggling to get work done even on their own homes, is it even a realistic option to come in fresh as a small fish, find a contractor, and get work done promptly?

Is it the political climate and the fact that Oregon is very quickly becoming landlord unfriendly?
