As an architect and prospective investor, there are many layers to my curiosity..This is all just speculation on my part, but I'm curious to know what experiences people have had with investment properties in Atlantic city.

Your architect should know this stuff inside and out.

Worked with GC's, Architects, Engineers, and an REA when the project was completed

Also, in the city I reside in, 2nd story ADUs are very controversial due to privacy concerns and so the city has imposed height & size restrictions, prohibited balconies & decks, restricted location of exterior stairs, requiring opaque windows and the like.To start, I would suggest an architect who has experience with ADUs who is familiar with the variances of your jurisdiction.Good luck!

I’m lucky that my next door neighbor is an Architect and    will be helping me along the process. 

I have been told by my architect that there are two ways of doing it.

Adding value to the land by taking it through the pre-construction phase, meaning hiring an architect or engineer to draw up the plans and a mock up of the house, and getting the approvals and licenses to start construction3.

Knowing WHERE to look and WHAT to look for when designing is part of being a great Architect.
