These wont be a profit center by any means (break-even at best) but you'll at least minimize your utility costs and also outsource laundry maintenance to a dedicated vendor.

I have never outsourced it.  

Now after adding the cost I'd be much better off outsourcing my mailings.

If you want to outsource the landlord work to a manager, your best bet will be to find one who already owns and manages their own local properties and is looking to add management services to their portfolio.
