I just met with one of the developers of the old baseball stadium and they demo’d an entire semi pro stadium in a week wanting to get in ground in a hurry.I would check out the Iron Bound, Halsey street,  etc in DT.  

It astounds me that they will loan money on a home built 50-100 years ago before any building codes were imagined, knob/tube wiring, iron pipes, and post/beam foundations, but they won't loan money on this one?

Apple, Microsoft, Starbucks, AMD verizon, AirBNB Iron mountain.

It's kind of ironic actually; if I lowered my income standards just so section 8 could qualify then I'd be discriminating against everyone else who I would not let rent without my typical income requirements being met.

Ironically, we originally estimated approx 30k profit, and we did go over budget by about 35k, but we were able to sell it for more than we thought originally.

Some would suggest TenantCloud, Tellius or other apps which allow you to process rent collection; but, there is an option out there which allows you to collect rent much quicker than those others but still provides other rental management tools you might find valuable  (again, not to knock Cozy or these other tools like Zillow rental manager - which admittedly is newer so they still have to iron out all of the kinks), but you can easily keep track of who paid what and on which date with a tool that is reliable and fast.

Sounds iron clad I love it!

-Check the main drain pipes and if they’re old cast iron check for soft spots or rust.

Dangerous assumption for a buyer to make unless the builder gives some sort of iron clad warranty/guaranty; preferably, with an escrow of some sort. 

(He's  refused to deliver our paid for custom iron door to the new contractor).
