i'd start with a pizza, but then....then, i'd try to find a deal.once i get my house sold i'll have about 100K freed up.. hopefully before year end.I found a realtor with an investor that is looking to unload a portfolio, so i'm trying to turn one house into down payments for 5 houses.@ 100k eachor i have a wholesaler with a small apt (12 units) that i may try to get.this is a roundabout way of saying, try to meet some people that have deals, and find your niche.thoughts?

My focus has been out of state investments (rentals) since the market here is high priced and still hot, plus I'm still pretty green but learning.I have his bottom line numbers, and thinking being the wholesaler would be the best way to help him unload it in the next month, and make a few dollars myself of course.

I don't want to just unload a ton of money on marketing and find out that too many others are doing the exact same thing and the return is zero due to market being too hot and over-saturated with too many investors making irrationally high offers and competing against each other at a time when market is on the verge of the next crash.Please kindly share your thoughts and let's exchange some ideas and see if anything can be done by a start-up in a hot market we are in right now.Thank you!

I have also picked up afew lots with scrap mobiles on them and lots of junk that I got because I had heard about the pig stys in a nicer area these were crap at lake eufaulaI contacted lots of owners and in some areas they won't allow mobiles anymore and neighbor were happy I bought Let junk collector I know take anything he wanted and he took everything even rotten lumber I did have to pick up some insulation and afew other odds and ends and had it mowed trees trimmed
