The only thing that comes to mind is what I would call SPECULATION (ouch) that an area will greatly and quickly improve in value  (such as the knowledge that a major employer is moving to the area and buildng a headquarters, translating into a need for more A-class homes).

we found online for DC and we alter/change the line time as needed in the copy we have (ex. we pay for utilities vs. the tenant so we just cross out the old out/put in the new text/initial the changes).

All the closer had to do was refer the supervisor, or VP to the correct place and there was never an issue.As you can imagine I was more than a little ticked off so I altered the trust to address that problem for all future uses, since on the first occasion in 2015 I hadn't expected this problem. 

I am new to investing and still learning on how to appropriately analyze a property without spending too much time altering the numbers to make it worth investing.

Haha @James Masotti probably just one of those things that gets lost in translation over the course of a bunch of conversations.

An inspector can Redtag a home that load beams have been altered.

The public is patient for a couple weeks, then the disruption starts translating to public outrage.

@Westlake JohnThe way I look at Investing is not about today's cash flow, it's about tomorrow's cash flow.When I buy a building, I want it to be in an area which will give me higher RENT appreciation, which will translate to higher Value Appreciation and a higher Cash on Cash Return.For those that only calculate the current cash flow, that would assume that the Investment's cash flow tomorrow would not be of interest to you.

I have done the sub30k thing with only 4 homes from out of state, but was able to translate and communicate it so that I've helped 100s of people do it themselves all over the country (You can look at my youtube channels, my webpages, for emails, linked in messages, youtube comments, my newsletter, and video testimonials on how many homes they were able to get because I helped them).
