It is impossible to look at markets this geographically large and with this much diversity and make meaningful statements about anything above the Sub-Market level.  3 specific areas - micro-markets - of Richardson have posted +25% appreciation since Q3 of 2012, topping out last summer at slightly over 30%.

So it is similar to the flippers but instead of selling for a profit you keep the property, refinancing it hopefully to extract your investment (to invest elsewhere: leverage) and keep 30% equity while renting and having tenant pay down your mortgage.

West Virginia would be even better if we would just declare ourselves a sanctuary state for energy (coal, oil, natural gas) as opposed to letting liberals from CA and NY make laws which deliberately attack our extraction industries.
