10 months ago I was driving up and down every road in this new town of Iron Mountain MI trying to get a feel for the quality of the neighborhoods and characteristics of the market.

Old houses have cast iron pipers that will disintegrate (because of age and/or foundation shift).

How ironic, tenant called a few hours ago saying their sank & bathtub are clogged.

I Have over 10 years construction experience in Building, Renovating and upgrading of different types of structures from timbre, iron frame to concrete and a whole lot in between.....so if anybody needs help or advice in that department I'm here.....hit me up.

Somebody told me that it's not uncommon that during a flip, especially if it's a mediocre job or contracted out, lots of debris and stuff will get flushed down the toilet or down the drains from sinks or bathtubs, and that can cause a backup quickly for the buyer, especially with old deteriorated cast iron pipes.

Ironically they (my co-workers) saw me doing my RE investing, and non of them chose to follow me (or any investing for that matter). 

To put it in perspective, here is the map of properties that sell under 50k in this area:Almost the opposite zone of the above. ironically, this is also 42 properties as well.

Many of the 2-4 multi-family homes in my area have cast iron drain/waste pipe and galvanized water supply pipe. 

We’re sitting at 6.78% interest comparatively.Since moving in, we’ve had to totally repair the custom chimney (a couple of grand), get a new roof (had to get a 26k loan at 10%….. kill me now) and have discovered the crawl space ventilation needs to be addressed, our old cast iron pipes are blocking the plumbing up, and we need to change the pipes from Poly b in some places.
