If cold air eventually works it's way in through the exterior siding due to wear and tear, you will start to have issues like drafts coming out of outlet covers, from underneath baseboards, and from behind window trim/molding.

There was mold on the trim but you don't always know if the issue which amused that had been addressed or not, but seeing standing water on the basement floor is a clear unmitigated indicator of a leakage issue.Also, viewing a house the day after a rainstorm provides you a good indication if there are any standing water issues in the yard.

Here's my rough numbers on an average rehab project.Tile install: $15/sqft plus cost of tile $1-$2/sqftLaminate: $1/sqft install $1-2/sqft materialsCarpet: $1.50-2/sqft including materials Vinyl floors: $5-7sqft including materialsAll these favor in demo, some prep, some trim.

After about an hour of searching, I gave up. you mean instead of the round/square trim to cover the hole, the trim fits into the whole perfectly?

@Samantha KleinFlooring is one too; tile or wood, box of Air Filters, Have the AC unit serviced in spring and fall, changes hoses as you stated, trimming back trees off and around the house, provide a plunger, Fire Extinguishers serviced and or replaced and put under the kitchen sink, clean dust from under the fridge, Don't provide a washer/dryer, they are always maintenance headaches, clean out shower drains between tenants, Give tenants a list of what they can and cant put in the garbage disposal.
