The day after a rainstorm is a great time to view deals!

There is nothing like a rainstorm to bring out leakage problems especially houses with basements or other below ground areas. I was in a house today that I'm sure other investors gave looked at prior to Mondays's 2+ inches of rain. Unlike the previous investors I was able to see where the basement had a serious current leakage problem. There was mold on the trim but you don't always know if the issue which amused that had been addressed or not, but seeing standing water on the basement floor is a clear unmitigated indicator of a leakage issue.

Also, viewing a house the day after a rainstorm provides you a good indication if there are any standing water issues in the yard.
