If you have a lender willing to fund already, do a Google search for a free real estate contract for your state, fill in the blanks and present it to the seller to sign, and from there, finding a title company is your next step.

These are the same mistakes in reading human beings that lead them to post about "my tenant moved in and he wrote a personal check for the security deposit and it bounced now I can't get him out" or "my tenant's 'boy friend' wants to move in to the unit, I told him I needed to have him fill out an application and do a credit and back ground check, he said because he is only going to stay there short-term for a few months while he is in the process of buying a house, and doesn't want me to pull his credit because it will make his credit score go down, he seemed like a nice guy, but now he (fill in the blank of the catastrophe)...."Â
