This is a floating goal but it is a place to start. 

Talk to lenders and they can provide insight to their potential structures (interest rate fixed vs. floating, seller note, down payment etc.).

We all know the market we’re in right now is crazy but we have some cabins here as low as $300/sq foot and some still floating around as high as $600/sq foot.

I'm worried that if I served him, he would stop paying his rent and it would be financially difficult to float him for that long.

I see where the risk for default is high, and in this case, the rest of our portfolio can float the deal if things turn south.
