We have to coordinate some repairs but our tenants seem cooperative and keen so far.

Have the GC create a list of your long lead items and make sure you cooperate when it’s time to purchase those items, so they don’t hold up the job.

If I were in your shoes, I'd ask for one months rent to break the lease (at least she is asking and not just leaving) and her cooperation in letting you show the property prior to her leaving.

VERY common for these tenants to NOT cooperate with access and basically lie about it (and many other things!).

I know PGW has the landlord cooperation program and PECO automatically does it.

Technically they are responsible for the entire lease term but you wont get blood from a stone..... but you can use that issue to get them to cooperate on showing the unit before they move out, maybe start repairs before they move out and having it as clean and ready to go when they do vacate.
