Tenant wants to break lease
We have a tenant who signed a one year lease, which will be up in November 2019. The tenant is asking to break the lease due to the inability to continue paying rent. What is an appropriate termination fee that we should charge for the tenant to break a lease in Ohio? Thanks in advance for your help!

If they can’t pay rent, probably much better to cut losses early. If they can’t pay rent, how likely are they to be able to pay other fees? How difficult will it be to get a new tenant in?
Honestly better the tenant came to you with the issue rather than just stop paying their rent.
