I either email them or mail a postcard to ask them if they would be interested in getting 8% on their money backed by real estate, and set up a website where they can see more details about private lending and do it online.

My guess is that by the time they have gone through the long foreclosure process they have gotten SO MANY postcards and phone calls from investors, vultures and Realtors, there is a good reason they have not listed for sale.I think it would be very few and far between who have enough equity that you could still get a good deal.But good luck.

I recently sent out thousands of postcards to absentee owners and hired a very expensive, REI-focused answering service to answer the calls for me so the callers can speak to a live person instead of having to leave a voicemail message.To my surprise, this answering service is only answering about half of the calls and letting the rest go to voicemail.
