Mehran, I will definitely check out the podcasts. What a great way to make the commute pass by.

Brandon, I'm considering three main options and open to suggestions - 1. REOs (65% ARV - repair costs with a home inspection). 2. Develop website and start sending postcards to target market (still considering options) to buy homes using subject to/owner financing 3. Purchasing from wholesalers.

In your experience, do you know of any wholesalers who would be open to subject to financing if they were given a percentage of the profit?

Thanks for the beginners guide, it's helping gel a lot of the information I've been reading elsewhere.
