I see some RE investors, and there are a few people I know who are tech-savvy here, but I can’t think of anyone that do both well.I’m currently working with a wholesaler on a smoking flip deal in Fairmont in a desirable location, close to the aerospace/NASA sector, likely a 35-50k profit, but we just can’t find a buyer to work it or a GC to manage it, and it may fall out because of it.My goal is to be “boots on the ground” for out-of-state investors for the entire sector from Fairmont/Morgantown to Princeton/Bluefield/Beckley.

Wanted to check in and see if any BP Multifamily and Apartment sector members plan to attend UP9 in Boston this year.  

Assuming it's DSCR/non-qm (which sounds like it is), rate locking in the beginning of the loan is not an option and 5-year prepay is standard int his sector.

The education and health services sector led job creation with 7,000 positions, a year-over-year upswing of 4.6%.

By investing in new sectors, such as digital media, biotechnology, and life sciences, the region has protected itself from job losses experienced in many other Ontario communities during the recession.

There is a very strong finance and banking sector.

@Aaron Luker The Planet Money podcast is consistently outstanding.Another very worthwhile podcast that's not quite personal finance but has a lot of useful insight into what's happening with tech is from Andreesen-Horowitz, and there's often clear implications for the wider economy (and various sectors like real estate). 

Overall, Capterra seems a decent place to start, but having my own variables to validate against is a bit easier in narrowing a crowded and (as I'm seeing already) pretty outdated and terribly designed software sector. 

@Kate J. my personal opinion is that with that kind of initial capital, you should find your residence here in Austin in an area close to work and/or leisure activities that you enjoy, and deploy the rest elsewhere.You can explore different markets, different niches, etc that can (and most likely will) provide much better returns  than Austin has to offer.

Founder of the company has already deployed the the technology in retail sector and most of the challenges you have mentioned can be overcome.
