Salmon you can keep Steelhead no.. so on the drainage to the north is the Wilson river and it gets plugged with drift boats and fishers since its got hatchery fish and you can catch and kill.

Is it fixed or floating rate?

Sort of feeling like #2) will significantly increase debt and other investments is unknown and some tax liability.If 2) is already done, any ideas after 6yrs and the rate become float?

Floating floors are really meant for very level, solid surfaces. 

The thing is - most of the PPMs floated today hardly accommodate your thinking :)

Honestly, the extra charges usually float up to the owner anyway...FYI:  people think doing development or major fix and flips are great ways to make huge profits. 

I assume no roof or flooring changes and it was already taped/floated.

And maybe negotiate a floating or extended closing date of 30-60 days to accommodate any last-minute construction hiccups.Buying new construction to complegte a 1031 should be a relatively simple process. 

There's markets where you can keep the float of capital to 30k.
