The problem with multifamily is the high commercial property taxes, which the governor is finally trying to get improved over democratic resistance.

Many investors position their portfolio to be recession resistant (good locations, cash flow, added value, prudent debt, reserves); so, they are ready and will do just fine.

Unless this is put into the lease though, sometimes tenants are resistant because it might be an inconvenience driving to the bank vs. mailing the check.

Markets that are dominated by major universities are very recession-resistant, and can be excellent markets for the long-run.
